The Yamuna Expressway Industrial Development Authority (YEIDA) conducted 84th Board Meeting. In a significant move YEIDA has increased land allotment rates across all categories, including corporate and housing spaces. As per the official press statement the YEIDA board has increased land acquisition compensation for farmers from Rs 3,100 per sqm to Rs 4,300 per sqm .The meeting was chaired by Alok Kumar IAS, , Principal Secretary- Infrastructure & Industrial Development, M.S.M.E. & Export Promotion, NRI Affairs ; Government of Uttar Pradesh. Other officials who attended this meeting included YEIDA CEO, Greater Noida Authority CEO Ravi Kumar N G, and Gautam Buddha Nagar DM Manish Kumar Verma, among other officials.
The highest price hike was observed in corporate office spaces, which saw an increase of 110%. This was followed by a 62% rise in group housing land rates and a 35% increase in residential plots. Corporate office plots now cost Rs 52,500 per sqm, up from Rs 25,000 per sqm, while group housing land rates have risen from Rs 32,375 per sqm to Rs 52,500 per sqm. Residential plots have also seen a significant increase, now priced at Rs 35,000 per sqm, compared to Rs 25,900 in the previous financial year,” an official stated. YEIDA, the nodal authority for commercial and infrastructure projects, oversees areas such as Greater Noida and Jewar.
According to the official statement, “Commercial sector prices have surged by 35%, with rates rising from Rs 51,800–Rs 62,200 per sqm to Rs 70,000–Rs 84,000 per sqm. Similarly, industrial land rates have seen a 10% increase across all categories. Small plots (up to 4,000 sqm) now cost Rs 15,670 per sqm, up from Rs 14,240, while larger industrial plots over 80,000 sqm are now priced at Rs 9,550 per sqm, up from Rs 8,670.”
The IT and IT-enabled services (ITES) sector has experienced a 20% increase in land prices, with rates now ranging from Rs 10,880 to Rs 20,590 per sqm, compared to the previous range of Rs 9,060 to Rs 17,150 per sqm. Educational and institutional land rates have also risen by 20-38%. Small institutional plots (up to 4,000 sqm) are now priced at Rs 18,030 per sqm, while larger plots have seen an increase from Rs 7,930 to Rs 10,990 per sqm, the statement noted.
In Noida, property rates have gone up following a 6% hike in land allotment prices across residential, institutional, and industrial sectors. The Noida Authority board recently revised rates for most categories, while keeping commercial land prices unchanged.
